Former car showroom & petrol station site planning consented for mixed-use residential & office development 
Waters Garage was a freehold commercial property & a historic site comprising of two plots (A&B) in Hertford, UK in which MENA Capital had a majority stake. MENA Capital partnered witha leading London based property planning & development specialist, for value optimization of the site through the conversion of the plots to a residential scheme while satisfying the Town Council’s planning requirements. The plots were consented for conversion from commercial to residential use within budgeted timelines and costs and sold as-is post planning. Exit from this investment generated an IRR of 31% and ROI of 82% to MENA Capital after a holding period of 3 years.
